Our Tenant Charges

Working with you to find a property that matches your needs is a free service we carry out on behalf of our landlords. Once we have found a home for you to rent, our charges are:


Holding/Reference Fee - Your application for a tenancy is subject to contract and satisfactory references. A full reference includes three checks; CREDIT, INCOME and LANDLORD. The Agent will also carry out identity, immigration and visa confirmation checks as part of the Right to Rent regulations, and where advised Anti-Money Laundering checks. If you fail at least one check, your application could be withdrawn. Please be aware that the Holding/Reference fee is non-refundable, regardless of the reference conclusion.

 £240 (inc VAT*) for one tenant (non refundable)

£60 (inc VAT*) per additional tenant(s) (non refundable)

Guarantor Fee - Covering credit and/or income referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement

 £60 (inc VAT*) per guarantor (non refundable)

Permitted Occupier Fee - To include a permitted occupier to the tenancy agreement and carry out Right to Rent checks.

£60 (inc VAT*) per permitted occupier (non refundable)

Security Deposit - A deposit of 6 weeks rent is required against damage, loss and dilapidation on signing the tenancy agreement, although the Landlord may request a higher amount if pet(s) are permitted or other factors that may increase wear and tear to the property.  At the end of the tenancy the deposit shall be allocated in accordance with the terms of the tenancy agreement and deposit scheme regulations. COUNCIL TAX, WATER RATES AND ALL UTILITIES are the responsibility of the Tenant(s).

Accompanied Check-out Fee - Comparing the property to the Check-in Inventory and Schedule of Condition of the property, noting any dilapidation such as cleaning, damage and missing items. This inspection is carried out by an independent professional inventory company or the landlord.

£100 to £250 (inc VAT*) price dependent on size of property and furnishing












Amendment Fee - Contract negotiation, amending terms and updating your tenancy agreement during your tenancy £25 (inc VAT*)
Renewal Fee (Tenant’s share) - Contract negotiation, amending and updating terms and arranging a further tenancy and agreement  £90 (inc VAT*)
Future Landlord Reference Fee - Collating information and preparing a reference for a future landlord or letting agent  £25 (inc VAT*) per reference request


Lost Security Items - Obtaining necessary permissions, sourcing providers and travel costs

£25 (inc VAT*) plus item cost 

Remedial Works - Remedial works required to restore the property to its original condition as at the commencement of the tenancy (including cleaning)

 £50 (inc VAT*) plus item cost/tradesman invoice

Missed Appointments - Where the tenant fails to attend a confirmed appointment with the Agent, landlord or nominated contractor attending the property

 £60 (inc VAT*) plus any abortive/call out fee from the contractor/tradesman
Unpaid Rent / Returned Payments
3% above Bank of England Base Rate from date due
Late Rent Payments
Charge per letter/email to tenant in connection with unpaid rent where the rent remains unpaid three working days after the due date.
 £25 (inc VAT*) per letter/email
Credit Card Charges will be charged at  3% of the balance paid to inc VAT*

It must be clearly understood that any early release from a tenancy agreement is wholly dependent on your landlords consent, and the tenant will be liable for the Agents fees. The tenant remains liable for the rent until the tenancy lawfully expires. 

Applicants aged 18 years and over must provide original documents that prove they can live in the UK and have a right to rent.
