 LEVEL OF SERVICE OFFERED:

TENANT FIND:

100% of rent + VAT (120% inc VAT)

% based on one months rent

RENT COLLECTION:

12.5% of rent + VAT (15% inc VAT) per month

Initial set up fee 50% + VAT (60% inc VAT) of first months rent

FULLY MANAGED:

15% of rent + VAT (18% inc VAT) per month

Initial set up fee 50% + VAT (60% inc VAT) of first months rent

INCLUDES:

 

* Advise on current market conditions and preparation of property

* Agree the market rent 

* Right to Rent Checks

* Prepare property details, market the property and advertising

* Erect board in accordance with Town & Planning Act 1990
* Carry out accompanied viewings
* Negotiate offers and instruct referencing
* Prepare tenancy agreements (fee applies)
* Register deposit with Tenants Deposit Scheme (fee applies)
* Collect Deposit and remit initial months rent
* Provide tenant with method of payment
* Deduct any pre - tenancy invoice
* Make any HMRC deduction and provide tenant with NRL8 (if relevant)
* Contact both parties at the end of the tenancy to discuss renewal options.

IN ADDITION TO TENANT FIND SERVICE:


* Collect and remit the monthly rent received

* Provide the Landlord with a monthly statement

* Pursue non payment of rent and provide advice on rent arrear actions

 

IN ADDITION TO RENT COLLECTION SERVICE:


* Advise all relevant utility providers of change of occupier
* Hold keys throughout the tenancy term
* Arrange routine repairs and instruct approved contractors on behalf of the Landlord

* Pay contractors from Rent received funds

* Visit the property during the tenancy and report back finding to the landlord.

* Arrange end of tenancy inspection and negotiate return of deposit.


ADDITIONAL FEES AND CHARGES

Consultancy Fee: offered on request (charged per hour, plus travel & other reasonable expenses). £50 + VAT (£60.00 inc VAT) in addition to Tradesman's Invoice 
Inventory & Check In Fee (Landlords Share): Sliding scale based on the number of bedrooms and/or size of the property, Outbuildings & Furnishing. This price includes the inventory clerks invoice & an additional arrangement fee to KINGS.

Deposit Registration Fee: Register landlord and tenant details and protect the security deposit with a Government - authorised scheme. This fee applies upon any renewal/tenancy extension. 30 + VAT (£36.00 inc VAT) Per Tenancy/Tenancy Extension
Land Registry Fee: Proof of ownership.
£3.00 per property
Landlords Annual Gas Safety Certificate: This price includes the contractors invoice & an additional arrangement fee to KINGS.

Energy Performance Certificate: This price includes the contractors invoice & an additional arrangement fee to KINGS.

Energy Performance Certificate with Floor Plan: This price includes the contractors invoice & an additional arrangement fee to KINGS. £100 + VAT (£120.00 inc VAT)
Additional property visits: To attend for specific requests such as neighbour disputes; more visits are required to monitor the tenancy; or any maintenance-linked visit. This fee also applies for additional visits during a void period per weekly visit, and is also available for non-managed properties during void periods only and upon receipt of payment in advance. £50 + VAT (£60.00 inc VAT)
Submission of non-resident landlords receipts to HMRC: To remit and balance the financial return to HMRC quarterly – and respond to any specific query relating to the return from the landlord or HMRC. £37.50 + VAT (£45.00 inc VAT) quarterly (Managed & Rent Collection Only)

Duplicate Statements:  (charged per statement).

£10 + VAT (£12.00 inc VAT)

£100 + VAT (£120 inc VAT) for a tax year

Credit Card Charges:

3% of balance due to be paid (inc VAT)

Arrangement Fee for works £1,000 to £2,000: Arranging access and assessing costs with contractor. Ensuring work has been carried out in accordance with the specification of works, retaining any warranty or guarantee as a result of any works and supply them to the landlord.

8.33% of net cost + VAT (10% inc VAT)  Managed Service Only (inc two quotes)

Arrangement fee for works over £2,000: Arranging access and assessing costs with contractor. Ensuring work has been carried out in accordance with the specification of works, retaining any warranty or guarantee as a result of any works and supply them to the landlord.

12.5% of net cost + VAT (15% inc VAT) Managed Service Only (inc two quotes)

Contractor Quotes: obtaining more than two contractor quotes as requested by you. £50 + VAT (£60.00 inc VAT) per additional quote 

Serve Section 13 Notice: Serving a Notice under Section 13 of the Housing Act 1988 to propose a rent increase for a periodic tenancy.

Initial Tenancy Agreement: Preparation of our Tenancy Agreement usually being for a fixed Term of twelve or six months. £75 + VAT (£90.00 inc VAT)
Renewal Tenancy Agreement (landlords share): Preparation of our renewal Tenancy Agreement usually being for a fixed Term of twelve or six months.

Tenancy Agreement Alterations: to make alterations requested by you or your solicitor to our standard Tenancy Agreement (in addition to the cost of our standard Tenancy Agreement).

Preparation of documentation: for County Court proceedings or TDS adjudication. £50 + VAT (£60.00 inc VAT)
Attendance at Court or any tribunal: on your behalf will be charged per hour to include commute to and from office to court/tribunal.

Service of Notices to terminate a Tenancy (Tenant Find & Rent Collection only):

£50 + VAT (£60.00 inc VAT)

Service of Legal Notice(s) to the Tenant: due to breach of Contract. (Managed and Rent Collection Service Only).

£50 + VAT (£60.00 inc VAT)

 Sale of property fee: If the tenant went on to purchase the rental property.

1.04% + VAT (1.25% inc VAT)

The Immigration Act 2014 imposes an obligation on the Landlord to check the passport or other identity documents with the applicant present and to check that any person who requires a visa or work permit holds the valid authorisation and is complying with its terms. We will check this information on your behalf at the start of the Tenancy but if we do not manage the premises it will be the responsibility of the Landlord to ensure that the work permit or visa are renewed and checks carried out prior to the due date. It will also be the legal responsibility of the Landlord to check any new person forming as a Tenant or any additional occupier over the age of 18 year old. Failure to do so could result in a penalty. We have no liability if the Landlord fails to do so.


VAT is calculated at the current rate of 20%
